MINUTES <br />CITY COUNCIL <br />APRIL 25, 1990 <br />RESOLUTION NO. 90-4-204 - APPROVING THE SUBDIVISION OF <br />644 EAST COUNTY ROAD D INTO TWO LOTS AS REQUESTED BY <br />TOM THEIS SUBJECT TO THE RECOMMENDATIONS OF THE CITY <br />PLANNER AS CONTAINED IN HIS REPORT DATED MARCH 16, 1988 <br />AND BASED ON THE FACT THAT THIS SAME REQUEST WAS <br />PREVIOUSLY REVIEWED AND APPROVED BY THE CITY COUNCIL <br />The foregoing resolution was duly seconded by Fahey. <br />Ayes (5) Scalze, Fahey, Collova, LaValle, Blesener. <br />Nays (0). <br />Resolution declared adopted. <br />SUBDIVISION Mayor Fahey opened the public hearing to consider the <br />& VARIANCE application submitted by the North 5uburban Company <br />FOR LOT AREA to subdivide the property at the intersection of Old <br />NORTH County Road C and County Road C into two lots. A <br />SUBURBAN CO. variance is necessary since one of the lots will be <br />less than the required 15,000 square feet (14,560 <br />square feet) for R-2 property. Fahey noted that the <br />Planning Commission recommended approval of the <br />application, noting that there was discussion regarding <br />landscaping of the property. <br />Scalze pointed out that North Suburban Company is <br />proposing to construct two duplexes on the property. <br />The property is zoned R-2 and duplexes are a permitted <br />use under this zoning classification. Quads and <br />townhomes would be permitted by conditional use permit. <br />The Planner replied that this is correct. The Planner <br />also pointed out that the previous proposal for the <br />property was an 8-unit townhouse structure. However, <br />that proposal was denied due to concerns about the <br />structure~s height as well as the feeling that the <br />structure would be an incompatible mix with the <br />single-family development immediately to the south. <br />Fahey pointed out that the Code allows 3.96 units on <br />the property, therefore, the variance being request is <br />a small one. <br />Fahey asked if there was anyone from the general public <br />present wishing to comment on this matter. <br />Mr. Seibel, representing North Suburban Company, <br />reported that the height of the duplex structures would <br />be 24 feet to the peak of the roof. Each unit would <br />have a double car garage, therefore, each structure <br />would have two double car garage doors. The garages <br />would face Old County Road C. <br />Page 7 <br />
