MINUTES <br />CITY COUNCIL <br />APRIL 25, 1990 <br />Blesener asked the setback of the closest duplex to the <br />corner. <br />The City Planner estimated the setback at 50 feet from <br />the curb line. <br />Mrs. Nash asked how long Mr. Seibel planned to live at <br />the property. <br />Fahey pointed out that the City must assume that the <br />property will be rental property, pointing out that the <br />property is zoned R-2. <br />Mrs. Nash was concerned about the exterior appearance <br />of the proposed duplexes, pointing out that they were <br />very plain. Nash also suggested that the garages face <br />new County Road C so that the backyards are not facing <br />her property. <br />Fahey pointed out that the problem is the grade of the <br />property, pointing out that by facing the buildings <br />towards Old County Road C, the building height can be <br />lower. <br />Collova stated that he would not advocate that the <br />garages face new County Road C because of traffic <br />concerns. <br />Fahey pointed out that at the time the townhouse <br />proposal was denied, the Council indicated to the North <br />Suburban Company that a duplex proposal for the site <br />would be more acceptable. Fahey agreed that the <br />duplexes proposed are very basic, however, he was not <br />sure that gave the City the basis to vote against the <br />proposal. <br />Mrs. Nash indicated that the corner was a bad one from <br />a traffic standpoint. <br />Blesener pointed out a similar situation in another <br />part of the City, pointing out that as soon as traffic <br />control signs were installed, a great deal of the <br />problems were resolved. Blesener felt that once there <br />were homes on the property, drivers would have a new <br />perception of the area. <br />Scalze pointed out that two duplexes will not change <br />the problems with the curve on County Road C. <br />Fahey stated that had he had his preference, the <br />property would have been designated as park land. <br />Page 8 <br />
