MINUTES <br />CITY COUNCIL <br />JULY 25, 1990 <br />Scalze asked the current depth of the lots. <br />Peter Costa replied that the lots are currently 100 <br />feet wide by 275 feet deep. The new plat proposes lots <br />84.6 feet wide by 127.6 feet deep. <br />Council discussed the proposed Noel Drive improvement <br />that is a part of the plat pointing out that the <br />Costa's do not have control of the property abutting <br />either Allen Avenue on the north or LaBore Road on the <br />south. Fahey pointed out that in order to run Noel <br />Drive through, the City would have to condemn property <br />and those costs would be included in the project. <br />Scalze stated that she would rather not spend a lot of <br />time on this issue until the public hearing at which <br />the neighbors can provide input. Scalze was concerned <br />that the lots proposed were substantially smaller than <br />those in the area. <br />Costa pointed out that properties on the east side of <br />Vanderbie have no way to subdivide. Costa also pointed <br />out that his proposal meets all Code requirements and <br />no variances are being requested. <br />Fahey pointed out that the problem is the lack of <br />access to either Al1en Avenue or LaBore Road. <br />DeBace again pointed out the need to improve DeSoto <br />Street and pointed out that there is storm sewer and <br />watermain along DeSoto. DeBace pointed out the need <br />for street and sanitary sewer improvement and stated <br />that assessments for these improvements are a question. <br />Fahey pointed out that the improvements would not <br />benefit Montreal Courts, therefore, that property could <br />not be assessed. <br />DeBace pointed out that Pioneer Park fronts on DeSoto <br />and stated that the street improvement would benefit <br />the park property. DeBace also felt that storm sewer <br />and sanitary sewer would be a benefit to the City's <br />property as would the Costa development itself, since <br />it would increase the City's tax base. <br />Fahey agreed that since there is a parking lot in <br />Pioneer Park proposed on the DeSoto Street side, the <br />street improvement would benefit the park. However, it <br />was pointed out that the Park gets sanitary sewer <br />service from Centerville Road, therefore, DeSoto <br />sanitary sewer would not be a benefit. <br />Page 18 <br />
