MINUTES <br />CITY COUNCIL <br />OCTOBER 10, 1990 <br />Fahey reported that the issue has been raised to the <br />Council that Mr. Brueggemann is raiding other Little <br />Canada businesses for tenants for his new buildings. <br />Fahey stated that he would also like to address the <br />issue of the cost of improving Nadeau Road. <br />Loren Brueggemann, LEB Development, reported that <br />tenants for Kandice Heights Phase I are 55 to 60 <br />percent outside businesses and 40 to 45 percent <br />existing Little Canada businesses. Brueggemann <br />reported that whenever he starts a project he puts up <br />signs and advertises. Brueggemann also reported that <br />his rents are competitive to the marketplace. <br />Fahey asked if Little Canada businesses were targeted <br />when marketing this development. <br />Brueggemann replied that everyone is targeted. <br />Brueggemann reported that he has been in the <br />development business for nine years, and can say that <br />the majority of businesses that move do so because they <br />want to move. These businesses move either because of <br />location, or are expanding their businesses, or because <br />they do not like their present facilities. Brueggemann <br />reported that the businesses either approach his firm <br />or his firm has heard that a business is looking to <br />relocate and then he approaches that business. <br />Brueggemann reported that his firm as well as R. J. <br />Murray & Associates has done the marketing of the <br />Kandice Heights project. <br />LaValle reported that he was informed that LEB <br />Development was knocking on doors and passing out <br />flyers to existing businesses in the City advertising <br />reduced rents. <br />Bruegqemann replied that if he hears a business is <br />looking to relocate, that business will be contacted. <br />Brueggemann again stated that his rents are competitive <br />to what is in the marketplace. <br />Bob Murray, R.J. Murray & Associates, reported that he <br />was hired by LEB Development to do the leasing of the <br />project. Most of the marketing has been done by phone <br />and the industrial base in the northeast quadrant was <br />targeted. This included Little Canada businesses as <br />well as St. Paul, New Brighton, Arden Hills, etc. <br />businesses. <br />Blesener stated that he heard the first year's rent at <br />Kandice Heights was free. <br />Page 5 <br />
