MINUTES CITY COUNCIL NOVEMBER 28, 1990 development would be competing with existing business in the City. Bachmeier reported that the product that they are proposing does not currently exist in the City. Bachmeier reported that the primary attraction of the site is its exposure from the freeway, and he is looking to establish a development that will attract businesses looking for this type of exposure. Bachmeier reported that the quality he is proposing does not currently exist in the City, and the addition of the exposure of the site, results in a product that the City does not currently have and one that will not compete with existing business. Bachmeier reported that the first phase is 50% leased, and none of those businesses are existing Little Canada businesses. Blesener asked if Bachmeier is proposing a total of six buildings. Bachmeier reported that he is proposing 235,000 square feet, but pointed out that the buildings may be slightly different from what he is showing in concept. Bachmeier reported that he is committed to a ratio of 21% building to land. The City Planner commented that this ratio left a significant amount of green area. Fahey pointed out that the City would like to preserve as much qreen and natural area of the site as it can. Fahey asked if the applicant would proceed with a TIF application. Bachmeier replied that he would. There was no one else from the general public present wishing to comment on this matter. Upon motion by Blesener, seconded by LaValle, the public hearing was closed. Mr. Blesener introduced the following resolution and moved its adoption: RESOLUTION N0. 90-11-527 - APPROVING THE REZONING OF THE PROPERTY AT 177 EAST COUNTY ROAD B FROM R-1 TO PUD AND AUTHORIZING THE CITY ATTORNEY TO DRAW UP THE APPROPRIATE ORDINANCE REZONING THE PROPERTY WITH THE STIPULATION THAT THE DEVELOPER ENTER INTO A DEVELOPMENT AGREEMENT AND TAX INCREMENT FINANCING PLAN WITH THE CITY Paqe 12
