MINUTES <br />CITY COUNCIL <br />NOVEMBER 28, 1990 <br />development would be competing with existing business <br />in the City. Bachmeier reported that the product that <br />they are proposing does not currently exist in the <br />City. Bachmeier reported that the primary attraction <br />of the site is its exposure from the freeway, and he is <br />looking to establish a development that will attract <br />businesses looking for this type of exposure. <br />Bachmeier reported that the quality he is proposing <br />does not currently exist in the City, and the addition <br />of the exposure of the site, results in a product that <br />the City does not currently have and one that will not <br />compete with existing business. Bachmeier reported <br />that the first phase is 50% leased, and none of those <br />businesses are existing Little Canada businesses. <br />Blesener asked if Bachmeier is proposing a total of six <br />buildings. <br />Bachmeier reported that he is proposing 235,000 square <br />feet, but pointed out that the buildings may be <br />slightly different from what he is showing in concept. <br />Bachmeier reported that he is committed to a ratio of <br />21% building to land. <br />The City Planner commented that this ratio left a <br />significant amount of green area. <br />Fahey pointed out that the City would like to preserve <br />as much qreen and natural area of the site as it can. <br />Fahey asked if the applicant would proceed with a TIF <br />application. <br />Bachmeier replied that he would. <br />There was no one else from the general public present <br />wishing to comment on this matter. <br />Upon motion by Blesener, seconded by LaValle, the <br />public hearing was closed. <br />Mr. Blesener introduced the following resolution and <br />moved its adoption: <br />RESOLUTION N0. 90-11-527 - APPROVING THE REZONING OF <br />THE PROPERTY AT 177 EAST COUNTY ROAD B FROM R-1 TO PUD <br />AND AUTHORIZING THE CITY ATTORNEY TO DRAW UP THE <br />APPROPRIATE ORDINANCE REZONING THE PROPERTY WITH THE <br />STIPULATION THAT THE DEVELOPER ENTER INTO A DEVELOPMENT <br />AGREEMENT AND TAX INCREMENT FINANCING PLAN WITH THE <br />CITY <br />Paqe 12 <br />
