Blesener pointed out that the <br />30 feet would be from the house to the property line, <br />which would result in a 40 foot setback from the house <br />to the curb line. <br />xanson asked how much right-of-way the developer is <br />requesting from the City for DeSoto Avenue. <br />The City Planner reported that the developer is <br />requesting that the City dedicate 17 feet of <br />right-of-way for the west side of DeSoto Street. <br />Blesener pointed out that the City has pretty well <br />agreed to dedicate the additional road right-of-way, <br />however, financing aspects for the improvement of <br />DeSoto Avenue have not been finalized. <br />DeBace referred to a memo from the City Engineer which <br />addressed the improvement of DeSoto Avenue and <br />indicated that the City Engineer's recommendations <br />would be incorporated into a development agreement <br />between the developer and the City. <br />LaValle asked how the plat would be effected if the <br />northern leg of Costa Lane needs to be adjusted to get <br />adequate setback for the existing house at the corner <br />of DeSoto and Costa Lane. <br />Blesener pointed out that the home was constructed 10 <br />to 15 years ago and the homeowner never thought that <br />the property would become a corner lot in the future. <br />Therefore, Blesener did not believe it would be fair to <br />provide less than the standard setback for corner lots <br />when Costa Lane is improved. <br />DeBace pointed out that there is also the possibility <br />of dedicating a 60 foot right-of-way for Costa Lane <br />which would result in additional setback for the house <br />from the curbline. DeBace suggested that even with a <br />50 foot right-of-way, the road could be shifted away <br />from the house while remaining within the right-of-way. <br />Blesener stated that he would like to see a 50 foot <br />right-of-way for Costa Lane and a setback of 30 feet <br />from the easement line to the house, which would result <br />in a 40 foot setback from the curbline to the house. <br />The Planner stated that with a 50 foot right-of-way the <br />road surface could be shifted a maximum of 5 additional <br />feet to the south. <br />DeBace pointed out that once the preliminary plat is <br />Page 3 <br />
