MINUTES <br />CITY COUNCIL <br />March 27, 1991 <br />BRAUSEN Hanson reported that John Brausen has requested that <br />VARIANCE that his variance request for front yard setback on <br />Viking Drive be tabled. It was the consensus of the <br />Commission to table the matter until their April 24th <br />meeting when the City Planner is present. <br />Mrs. Scalze introduced the following resolution and <br />moved its adoption: <br />RESOLIITION N0. 91-3-107 - CONTINUING TAE PUBLIC HEARING <br />ON THE JOHN BRAUSEN FRONT YARD SETBACK VARIANCE FOR <br />PROPERTY ON VIKING DRIVE UNTIL THE APRIL 24, 1991 <br />COUNCIL MEETING <br />The foregoing resolution was duly seconded by Blesener. <br />Ayes (4) Scalze, Blesener, Collova, Hanson. <br />Nays (0). <br />Resolution declared adopted. <br />KANDICE Hanson opened the public hearing for an amendment to <br />HEIGHTS PUD for Kandice Heights II, PUD £or Kandice Heights III <br />II AND III as well as subdivision and plan review as proposed by <br />Loren Brueggemann, LEB Development. Aanson pointed out <br />the letter sent to Mr. Brueggemann by the Building <br />Inspector outlining concerns that the City has with the <br />Kandice Heights I project. <br />Mr. Brueggemann reported that he has received the <br />letter and has discussed it with the City Administrator <br />and City Planner. Brueggemann reported that most of <br />the concerns are with M& T Welding, a tenant in the <br />Kandice Heights I building. These concerns are being <br />discussed with M& T Welding, and if they are not <br />resolved, the firm will be asked to relocate. <br />Brueggemann reported that Kandice Heights Phase II is <br />over 80% leased at this time and Kandice Heights Phase <br />III is 60% leased and negotiations are being conducted <br />with another tenant which would bring the total to 84% <br />leased. <br />Brueggemann reported that he is ready to go on both <br />phases. The Phase II building has been downsized from <br />what was previously presented to the City due to <br />concerns of the lenders who are requiring a more <br />office-type building. Even though the building will be <br />smaller, the use is more intense and buildng costs <br />comparable. Brueggemann reported that he has reviewed <br />the Planner's report for Phase II and has addressed his <br />concerns. <br />Page 8 <br />
