There will be two accesses into the site, <br />one to access the 30 on-grade parking stalls and the <br />other to access underground parking. These access <br />points are connected by a turn-around area. The <br />building will have an interior court yard that is <br />enclosed on three sides. There are walkways planned on <br />the site as well as both passive and active recreation <br />areas. Sorenson described the landscape plan noting <br />that about 1/3 of the site is planned in natural <br />prairie grasses and flowers. <br />Sorenson then described the interior floor plan for the <br />senior building, noting that there will be two <br />elevators in the lobby area, a management office, <br />community room, chapel and mail room on the first <br />floor. Laundry facilities will be available on each <br />floor, and the second floor will also include a dining <br />room. Beauty and barber shops will be located on the <br />second and third floors as will a guest rental suite. <br />Sorenson reported that 74% of the units will be <br />one-bedroom and 26% two-bedrooms. Units will range in <br />size from 760 square feet to 1,100. The building will <br />have a maintenance-free exterior of steel siding with <br />brick at the entry and courtyard areas. Exterior walls <br />will be 2 by 6 construction, and the building will be <br />fully sprinkled. There will be a car wash bay in the <br />underground parking area. Sorenson also reported that <br />exterior walking paths will connect the building to <br />both Little Canada Road and the Market Place Shopping <br />Center. <br />Scalze expressed concern that Presbyterian Homes is <br />requesting one additional unit as a result of reducing <br />common areas. <br />Sorenson explained that it was determined that more <br />area was dedicated to common areas than necessary, <br />therefore, the request is for 93 units versus 92. <br />Page 3 <br />
