MINUTES <br />CITY COUNCIL <br />APRIL 28, 1993 <br />Gerten felt if the Little Canada Road access if right <br />turn in/right turn out, the County will require that <br />that access point be widened. Gerten was concerned <br />about moving the access closer to the freeway. <br />The Administrator pointed out that any change in the <br />access opening will have to go through the County's <br />permitting process. <br />Glenn Olson, property owner of 303 East Little Canada <br />Road, reported that he has lived at this address for 10 <br />years and is well aware of the traffic at the <br />intersection. However, due to the lay-out of the <br />intersection and close proximity to the freeway, <br />traffic is slow. Olson reported that he has not had a <br />problem, and felt other drivers would not as long as <br />they were cautious. <br />There was no one else from the general public present <br />wishing to address the Council on this matter. <br />Upon motion by LaValle, seconded by Morelan, the public <br />hearing was closed. <br />Scalze suggested that the property be rezoned to RB <br />rather than B-3. Scalze pointed out the potential for <br />redevelopment of the area via a combination of parcels. <br />Scalze pointed out that the City needs to ensure that <br />it gets the right redevelopment of the area in the <br />future. <br />The Planner pointed out that redevelopment will <br />encompass additional properties requiring additional <br />zoning action by the City in the future. The Planner <br />again pointed out that an office use under the RB <br />zoning would require a Conditional Use Permit. <br />The City Attorney reported if the property is rezoned <br />to RB, an additional public hearing would have to be <br />called to address the Conditional Use Permit for office <br />use. However, even though the rezoning hearing was <br />called for a B-3 rezoning, the City can rezone to a <br />lesser zoning upon the acquiescence of the applicant. <br />Scalze pointed out that a filling station is not needed <br />on that corner, and recommended that the property be <br />rezoned to RB rather than B-3. <br />The Planner pointed out that the RB (Residential <br />Business) zone allows single-family, two-family, and <br />some business uses by Conditional Use Permit.
