MINUTES <br />CITY COUNCIL <br />MAY 26, 1993 <br />The foregoing resolution was duly seconded by LaValle. <br />Ayes (5) Scalze, LaValle, Hanson, Pedersen, Morelan. <br />Nays (0). Resolution declared adopted. <br />CUP FOR Hanson opened the Public Hearing to consider the <br />OFFICE application for Conditional Use Permit to allow a <br />IN RB - professional office use in an Residential Business <br />GERTEN zoning submitted by John Gerten for property located at <br />303 East Little Canada Road. Aanson pointed out that <br />the Planning Commission has recommended approval <br />subject to an annual review of the permit. <br />John Gerten reported that he has no problem with the <br />recommendation made by the City Planner that the access <br />at Little Canada Road be limited to right turn in and <br />out. Gerten indicated that he preferred that the <br />restriction on that access be handled by signage, since <br />he did not believe the County would allow the <br />modification to the curb cut on Little Canada Road. <br />Gerten estimated it would cost $5,000 to $6,000 to <br />modify the curb cut, and should the City require an <br />annual review, there is the potential for requiring <br />that the curb cut be closed. <br />Hanson asked about the widening of the Centerville Road <br />curb cut, whether or not the curb cut could handle in <br />and out traffic as it exists today. <br />Gerten believed that the curb cut could handle traffic <br />as it exists today pointing out that the limited amount <br />of traffic volume anticipated to the site. <br />Hanson pointed out that the City Engineer feels the 16 <br />foot wide curb cut on Centerville Road would be <br />inadequate for two-way traffic. <br />The City Engineer felt that a 16 foot wide curb cut <br />would cause vehicles to stack on the road way which was <br />an unacceptable situation given the traffic volume in <br />the area. The Engineer stated that he was less <br />concerned about the Centerville Road curb cut given the <br />limited traffic volume anticipated to the site, and <br />felt the biggest concern was the Little Canada Road <br />access. The Engineer felt that should that access <br />remain it should be limited to right turn in and out. <br />The Engineer indicated that he has not looked at the <br />Little Canada Road access in detail since he was <br />waiting for a response from the County on that issue. <br />Scalze pointed out that the City asked for comment by <br />the County on the Little Canada Road access. Public <br />Works discussed the issue with the County and made a <br />recommendation. Aowever, in the meantime, it seems <br />that everyone else has contacted the County because of <br />Page 6 <br />
