MINUTES <br />CITY COUNCIL <br />MAY 26, 1993 <br />is at. The Council will have to make a decision based <br />on any advise that the City Attorney might have. <br />LaValle asked if the TCF lease involved the concession <br />area. <br />Marty Krogman replied that the lease with TCF involves <br />12,172 square feet of space that includes bathrooms, <br />storage and office space, and the concession space. <br />Approximately 572 square feet has been set aside for <br />concessions, and it would be up to the organizations to <br />sublease that space. <br />Matson reported that the organizations would like to <br />sublease the concession space thus gaining additional <br />revenue from that space bringing rental costs down <br />further. Matson pointed out that keeping the gambling <br />space under 12,000 square feet keeps the rent at a <br />maximum of $300 per session. That provides a comfort <br />level in siqning a long term lease with TCF. Matson <br />pointed out that at this point the maximum rent that <br />could be charged at the Market Place is $68 per session <br />less than what the charities are currently being <br />charged, which amounts to thousands of dollars <br />reduction. Matson pointed out that if someone was <br />going to rent office space, they would look for the <br />most reasonable rent they could find, and may move a <br />business based on a lower rent at another location. <br />Slipy pointed out that this is not office space. This <br />is a monopoly that the City has created. <br />LaValle asked if Vitale has negotiated a lease for a <br />new concession area at the Market Place. <br />Vitale replied that he had not. <br />Matson reported that NSYA would like to see the same <br />concession management at the Market Place as currently <br />at Mover's Warehouse. <br />The City Administrator pointed out that Mover's <br />Warehouse has submitted their proposal to the City, and <br />asked if the Council was interested in a copy of TCF's <br />proposal. <br />LaValle stated that he was not interested in seeing the <br />numbers. If the organizations have decided to accept <br />the offer of TCF, that is their decision. Scalze <br />agreed. <br />Morelan also agreed.
