MINUTES <br />CITY COUNCIL <br />JUNE 8, 1993 <br />the application for bingo hall license submitted by <br />TCF, bids will be taken on the demolition and <br />construction. <br />Bob Matson, NSYA, reported that the leases submitted by <br />TCF provide for $65,000 in improvements to the site. <br />Initially it was thought that $50,000 would be <br />adequate, however, additional discussion between the <br />charities and landlord felt a 565,000 figure miqht be <br />more realistic. However, if the cost of the <br />improvements is less than $65,000, the lease amount <br />will decrease to reflect actual costs. Matson reported <br />that right now the charities know there is an 80 cents <br />per square foot cost included in the lease to cover <br />site improvements. <br />LaValle asked about relocation of the current <br />concessionaire. <br />Matson reported that the unofficial plan is for the <br />charities to lease to the present concessionaire if the <br />bingo hall is moved to the Market Place. However, it <br />was felt that negotiations with the concessionaire were <br />premature at this point, until the Council takes action <br />on the bingo hall license. <br />LaValle stated that the Council wants to be sure the <br />charities and concessionaire are satisfied that the <br />numbers will work before it acts on the bingo hall <br />license. <br />Matson felt everything was on track, and that if the <br />bingo hall license was approved, the charities would be <br />able to work out an agreement with the present <br />concessionaire to sublease space from the charities. <br />Matson pointed out that in terms of rent savings for <br />NSYA, the TCF lease would result in a$20,000 savings <br />per year based on a 4 to 5 session per week operation. <br />Matson indicated, however, that should the Council <br />renew the Mover's Warehouse lease, NSYA would continue <br />to lease from Mover's Warehouse. <br />LaValle pointed out that based on the rent savings <br />estimated by NSYA, total rent savings at the Market <br />Place site would be $100,000 per year. <br />Scalze asked the proper procedure for the Council to <br />take at this time. <br />The City Attorney replied that it does not appear that <br />the Council has complete information before it, and <br />recommended tabling of action until such time as there <br />are signed leases submitted as well as applications for <br />Page 5 <br />
