MINUTES <br />CITY COUNCIL <br />JUNE 23, 1993 <br />Mr. LaValle introduced the following resolution and <br />moved its adoption: <br />RESOLUTION NO. 93-6-186 - INSTRUCTING CITY STAFF TO <br />OBTAIN COPIES OF THE ROSEVILLE~ SHOREVIEW, MAPLEWOOD <br />AND VADNAIS HEIGHTS SIGN ORDINANCES, AND INSTRUCTING <br />THE CITY PLANNER TO REVIEW THESE ORDINANCES AND PREPARE <br />A REPORT FOR THE PLANNING COMMISSION COMPARING THESE <br />ORDINANCES TO LITTLE CANADA'S <br />The foregoing resolution was duly seconded by Scalze. <br />Ayes (5) LaValle, Scalze, Aanson, Morelan, Pedersen. <br />Nays (0). Resolution declared adopted. <br />Hanson pointed out that Roseville requires a larger <br />setback than Little Canada does, and pointed out that <br />some of the properties along Rice Street in Little <br />Canada are fairly shallow, therefore, it might be <br />difficult to meet the same setback requirements that <br />Roseville makes. <br />CONCEPT Mr. David Sorenson, Anderson Sorenson Custom Homes, <br />REVIEW appeared before the Council to present the concept plan <br />FREDRICKS- for Fredrickshaven Second Addition. Sorenson reported <br />HAVEN that his firm had been contacted by the Schletty family <br />SECOND to analyze the previously approved plat for Fredricks- <br />ADDITION haven in relation to lot size and the surrounding area. <br /> Sorenson reported that the result of that analysis was <br /> that his firm felt the property had a lot of good <br /> features and enhancements, but was concerned about the <br /> initial density since property size is critical to what <br /> will ultimately be built on the land. Sorenson <br /> reported that his firm recommended that the density of <br /> the plat be reduced from 13 lots to 11 and that the <br /> length of the cul-de-sac be reduced. As a result the <br /> amount of grading and excavation work necessary was <br /> reduced. Mitigation work was also reduced. <br /> Sorenson reported that anticipated home values will be <br /> in the $280,000 range and up. Sorenson pointed out <br /> that the property is beautiful and development work <br /> will be done in such a way as to preserve as many trees <br /> as possible. <br />Scalze noted that the matter of park charqe for this <br />development was discussed at the Park and Recreation <br />Commission meeting last week. Since the minutes are <br />not yet available, Council was unsure of the <br />recommendation. Scalze asked if there was any <br />discussion at the Park & Recreation meeting about <br />dedication of an easement for access into the wetland <br />area. <br />Page 6 <br />
