Purchasers of the <br />townhomes would have full knowledge of these matters. <br />Pratt pointed out the massing of roof-tops of the <br />single-family home concept versus the townhome concept. <br />Pratt indicated that he has found that a townhome can <br />get by with a two-car garage while the type of <br />single-family homes that would develop on the site <br />would most likely require a three-car garage. <br />Pratt felt that the townhome concept would fit the <br />needs of a growing population base and would be <br />environmentally superior to that of a single-family <br />home development. <br />Hanson asked about control of recreational vehicles and <br />equipment in a townhome association versus no control <br />in a single-family home development. <br />The City Planner reported that if the single-family <br />home development were proposed as a PUD, the City would <br />be able to have these kinds of controls. However, if <br />the single-family home development were conforming with <br />City Codes and a PUD was not proposed such controls <br />could not be imposed. <br />Scalze pointed out the comparison of two concept maps <br />which are not the same size and noted that the <br />single-family home concept did not show tree placement <br />when, in fact, the trees would be there. Scalze asked <br />for a square footage comparison of the two proposals. <br />Pratt estimated townhome size to be 1,600 square foot <br />on one level and the type of single-family homes that <br />would develop on the site to be from 1,600 to 2,400 <br />square feet in size on one level. Pratt again noted <br />that garage sizes would be smaller for the townhome <br />development. <br />Scalze asked about price ranges. <br />Pratt estimated that the townhomes would start in the <br />$200,000 to $250,000 price range, while the <br />single-family homes would average $300,000. <br />Scalze pointed out that if the City is looking at the <br />highest and best use of a site, the single-family home <br />proposal would offer the most tax base for the City. <br />Pratt felt that when all was said and done, the total <br />value would be relatively close. <br />Page 12 <br />
