~INi1TES
CITY COUNCIL
AUGUST 25, 1993
The foregoing resolution was duly seconded by Pedersen.
Ayes (5) LaValle, Pedersen, Hanson, Scalze, Morelan.
Nays (0). Resolution declared adopted.
CUP FOR Hanson opened the public hearing to consider the
ADDITIONAL application for Conditional Use Permit for the addition
SEMI- of semi-trailer parking area at the Slumberland site at
TRAILER 3060 Centerville Road. Hanson noted that the Planning
PARRING Commission recommended approval of the CUP.
SLUMBII2I11ND
Mr. Eric Hagman, Hagman Construction representing
Slumberland, reported that the semi-trailer parking
area will be screened via a berm and relocation of
existing trees on top of the berm.
The City Planner reported that he met on site with Mr.
Hagman and Paul Kaufman of Slumberland and determined
the best location for the berm and trees in order to
provide screening for the adjacent property.
Morelan asked if the berm would effect access to the
fire hydrant located at the southwest corner of the
building.
Hagman replied that the berm would be looated between
the fire hydrant and the pond. The hydrant will be on
the parking lot side of the berm.
Scalze stated that it was her understanding that when
the IP District was created the district would not
allow outdoor storage of semi-trailers.
The City Planner replied that the intention was to
avoid truck trailers spread all over the site. The IP
District requires that the amount of truck trailer
parking be in proportion to the size of the building.
As Slumberland has continued to grow, the amount of
trailer parking that is allowed increases. The
ordinance states that truck trailer parking can equal
75% of the gross area of the building or 250 of the lot
area, whichever is less. The amount of trailer parking
proposed by Slumberland is below the maximum they would
be allowed.
Nina Costa, adjacent resident, asked about the location
of the trailers and whether they would be visible from
her property.
Hagman explained the berm and landscaping proposed
pointing out that the elevation of the top of the berm
would be the same as the asphalt and that there would
be 8 foot trees on top of the berm.
Page 16
