However, it may be <br />short-sighted on the City's part to rent the property <br />for parking. Scalze felt decisions on the park should <br />be delayed until Maple Lane homes are developed and <br />occupied. <br />Morelan did not have a problem with the concept being <br />proposed, since he did not believe the City would be <br />doing much with the property in the foreseeable future. <br />Morelan felt the parking needed to be a temporary thing <br />and indicated that the details of the grading would <br />have to be worked out with the City. <br />Hanson asked how long Trane Company would need the <br />temporary parking. <br />Rue reported that Trane Company has another three years <br />on its lease for the building. <br />Scalze felt the property would not be the same once it <br />was leveled. <br />Rue reported that in the 8 years he has been a business <br />owner in the area, he has never seen anyone using that <br />property. <br />Scalze pointed out the recent development of the Water <br />Works trail as well as the future development of the <br />Maple Lane homes. Scalze felt that the request should <br />be sent back to the Park & Recreation Commission asking <br />them for a recommendation on how they envision the park <br />area being developed. Scalze pointed out that the City <br />has been waiting for the Maple Lane homes to develop so <br />input can be obtained from those future residents on <br />how the park should develop. Scalze pointed out that <br />once the property is leveled, these homes will have to <br />look out over a parking lot. <br />Pedersen pointed out that the rental income would be <br />beneficial to the City. Also, the City could require a <br />deposit so when the parking use ceases, the gravel <br />could be removed and sodded. Pedersen suggested that <br />any agreement between the City and Trane Company <br />provide for a six month notice by either party for <br />ceasing the parking lot use. <br />Fasciana pointed out that it was only this spring that <br />the City took ownership to the property. The property <br />is needed for access to the Water Works trail. <br />Fasciana pointed out that the property was just <br />surveyed and the stalces are in place. It is an <br />excellent time to see what the property looks like, and <br />Page 10 <br />
