Mr. Herbst stated that surface water sutface restrictions would be considered. <br />DISCUSSION ON PUBLIC UTILITIES <br />Mr. Herbst stated that there is a 42-inch sewer line on the south side of the Burlington <br />Northern railroad tracks. The sewer would connect to existing manholes. Water is available <br />at Centerville Road and Edgerton. There are two options to hook up water: via Vadnais <br />Boulevard or through an existing easement. In order to preserve trees, water could be <br />brought through the existing easement and looped through the residential system. A loop <br />system could benefit Little Canada residents also. <br />Mayor Hanson stated that Little Canada does not have a central water system north of <br />Highway 694. He asked if the water on Edgerton is fed from a well. <br />Mr. Urban answered that the water is part of the Vadnais Heights well system. He <br />recommended that a study be done regarding the size of pipe in anticipation of Little Canada <br />using the municipal water system. <br />Mayor Hanson stated that it may be more practical for Vadnais Heights to supply water to <br />that small portion of Little Canada. There is a private well system now with no pressure for <br />fire department access. Little Canada would be interested in having municipal water in that <br />area. <br />Scalze suggested sending a questionnaire to Little Canada residents regaz•ding municipal water <br />connection. <br />Mr. Urban stated that if Little Canada is interested in a central water system for the az•ea to be <br />supplied by Vadnais Heights, then the developer may be required to put in the addi[ional <br />watermain on the Mitchell property where there is a 50-foot easement up to Centerville Road. <br />If within 5 to 10 years Little Canada may want a central water system, Vadnais IIeights <br />would not have the loop wateimain put in at this time, but it would be planned for the future. <br />Mr. Herbst stated that both NSP and U.S. West have confirmed adequate capacity for gas, <br />electric and phone service. <br />DISCUSSION OF WATER OUALITY ISSUES <br />Mr. Herbst stated that once the preliminary plan is approved, a hydrology study will be done. <br />Ideally, storm water would be treated be£ore it goes into a wetland or Twin Lake or Vadnais <br />Lake. A good storm water system with a proper set of treatment ponds will prevent any <br />detriment to the area from this development. <br />Mr. Jim Morelan, asked if the ponds could be located on wetland. <br />7 <br />
