Based on this information, Van Wormer estimated <br />that there would be 200 to 300 additional vehicles added <br />to the traffic in the area if SuperAmerica were developed <br />versus a full-service restaurant. <br />Van Wormer again pointed out the figures shown on the <br />diagram included with the traffic study. Van Wormer <br />pointed out that the traffic signals at Little Canada <br />Road and Country Drive are on a two minute cycle. If, <br />for example, there will be 32 left turns into the SA site <br />during P.M. peak from Little Canada Road, those 32 <br />vehicles would be spread out over an hour's time, <br />resulting in one left turn into SA every two minutes. <br />Given the two-minute cycle for the traffic signal, there <br />will be one left hand turn into the site every green <br />light. <br />LaValle stated that this was true if the vehicle could <br />make the left turn given the flow of traffic in the area. <br />Van Wormer stated that he knows left turns will be <br />difficult to make during the peak hours. There will be <br />some back-up across the SA driveway on Country Drive <br />during A.M. and P.M. peaks. However, Van Wormer felt <br />that vehicles will be able to find a gap in traffic to <br />make the left turn due to the traffic signal cycle. Van <br />Wormer also anticipated that there will be lower peak <br />hour traffic to the SA site due to the difficulty of <br />making left turns. Van Wormer reported that some SA's <br />have a good morning business, and some with easy access <br />have a good peak hour business. This particular site <br />will have some access problems, but one car every two <br />minutes during peak hours is workable, although there <br />will be some difficulty with left turns. <br />LaValle asked if 5EH observed the site during peak hours. <br />Van Wormer pointed out that SEH had been located across <br />the street from this site for 9 1/2 years. SEH also <br />spent about an hour one evening observing the site, <br />noting that the traffic is heavier than it was when SEH <br />was located in the area. Their general knowledge of the <br />area, and the fact that traffic volumes have increased <br />were used in compiling the traffic study results. <br />LaValle stated that he sees a problem on Little Canada <br />Road given the traffic signal and constant flow of <br />4 <br />
