Van Wormer reported <br />that there is an SA in front of their building on County <br />Road E, and the traffic at that site was observed and <br />counted. That particular store is bigger than the one <br />proposed and its volume is about 2,700 trips per day. <br />Van Wormer also replied that national studies were used <br />which give trip rates based on number of pumps and size <br />of the station. SEH looked at what was reasonable for <br />the location, the volume of traffic in the area, and <br />where that traffic is coming from. SEH also looked at <br />the site itself and assigned the traffic to and from the <br />site to the driveways that are proposed. <br />Morelan pointed out that the traffic numbers being <br />discussed are predicated on the initial estimate of 2,500 <br />trips per day being correct. Morelan asked how reliable <br />the numbers were. <br />Van Wormer reported that the numbers are reliable enough <br />that he would present them in public and put his name on <br />the report. Van Wormer again indicated that the trips <br />per day to the SA near the SEA office building are <br />between 2,700 and 3,000 per day based on their <br />observations. SEH has access to national studies and <br />reports specific to convenience stores which support the <br />numbers being discussed. <br />Morelan asked the reliability factor attributed to this <br />data. <br />Van Wormer replied that the chance the numbers are wrong <br />is economic. Van Wormer stated that he does not think <br />you could get more traffic in and out of the site, and <br />the traffic volumes to SA could be less.
