~ MINUTES <br />CITY COUNCIL <br />APRIL 27, 1994 <br />increasing at a rate of 5% every two years. DeLonais <br />reported that they discussed with the engineer the <br />possibility of limiting the property to right turns in <br />and out, similar to what was done for the development on <br />the other side of 35E. <br />Dolores Johnson, Fluer Royal, reported that she has lived <br />at Fluer Royal for the past 10 1/2 years and has seem <br />traffic volumes increase over the years. Johnson <br />indicated that it is a nightmare to get out of the Fluer <br />Royal property, and was concerned about the ability of <br />fire trucks and ambulances to get to Fluer Royal in a <br />timely manner given the traffic volumes. Johnson felt <br />that every minute that emergency vehicles are delayed by <br />traffic was crucial to the ability to save buildings and <br />lives. <br />Zender felt that traffic volumes on Country Drive have <br />increased dramatically over the past two years given the <br />development on that street. Zender reported that he had <br />a difficult time getting out of his driveway. Zender <br />pointed out that Country Drive is heavily traveled by <br />school buses and trucks. Zender felt that a SuperAmerica <br />at the corner of Little Canada Road and Country Drive <br />will only worsen the traffic situation. Zender asked <br />that the Council take into consideration the residents <br />along Country Drive as well as in Fluer Royal in making <br />their decision. Zender pointed out that it is the <br />residents in the area who will have to live with the <br />traffic, and felt that a gas station/convenience store at <br />this site will not benefit anyone. Zender did not <br />believe that SuperAmerica will add any additional tax <br />base to the community. Zender also believed that the <br />SuperAmerica site will attract an undesirable element to <br />the area in the middle of the night. These individuals <br />will be roaming the area, and the result will be that the <br />area will not be a good place to live anymore. Zender <br />believed that a SuperAmerica will decrease the quality of <br />life for residents. <br />Hanson reported that SuperAmerica sent a letter to the <br />Planning Commission in which they indicate that they are <br />aware of the existing traffic conditions at this <br />intersection. SuperAmerica contends that they will not <br />generate any additional traffic durinq the peak hours, <br />and that their operation will feed off existing traffic. <br />SuperAmerica also does not believe they will draw <br />8 <br />
