MINUTES <br />CITY COUNCIL <br />MAY 25, 1994 <br />discretion in determining the size turn-around which <br />would be adequate. <br />Scalze believed that some turn-around was necessary, <br />pointinq out that currently there is no turn-around <br />area at the end of Leeward Way. Scalze asked how large <br />the turn-around had been at the end of Thunder Bay <br />Road. <br />The City Planner replied that the turn-around was <br />entirely within the street right-of-way, which would <br />have been 50 or 60 feet. <br />Theis pointed out that there will be two driveways at <br />the end of Leeward Way which could be used for turning <br />around. <br />The City Planner recommended some type of turn-around <br />rather than the use of private driveways. The Planner <br />pointed out that the street right-of-way is 50 feet, <br />and most cars can turn around within a 50 foot radius. <br />Pedersen asked about snow plows. <br />The Planner indicated that currently snow is being <br />plowed to the end of the street. A plow could turn <br />around within a 50 foot radius, however, a couple of <br />backing motions may be necessary. <br />Mrs. Scalze introduced the following resolution and <br />moved its adoption: <br />RESOLUTION N0. 94-5-127 - APPROVING THE PROPERTY <br />DIVISION OF 3025 ARCADE STREET AS REQUESTED BY MR. TOM <br />THEIS SUBJECT TO COMPLIANCE WITH THE RECOMMENDATIONS OF <br />THE CITY PLANNER AS CONTAINED IN HIS REPORT DATED MAY <br />9, 1994 EXCEPT THAT THE TURN-AROUND AT THE END OF <br />LEEWARD WAY WOULD BE REQUIRED TO HAVE A 50-FOOT RADIUS, <br />SUBJECT TO THE DEVELOPER ENTERING INTO A DEVELOPMENT <br />AGREEMENT WITH THE CITY GOVERNING THE EXTENSION OF <br />LEEWARD WAY AS A PRIVATE IMPROVEMENT, SUBJECT TO <br />SUBMISSION OF A LETTER OF CREDIT FROM TxE DEVELOPER TO <br />ASSURE COMPLETION OF THE PUBLIC IMPROVEMENTS IN A <br />MANNER SO AS TO MEET CITY SPECIFICATIONS AS DETERMINED <br />BY THE CITY ENGINEER <br />The foregoing resolution was duly seconded by LaValle. <br />17 <br />
