MINUTES <br />CITY COUNCIL <br />JULY 13, 1994 <br />service. <br />Dolle reported that much of the impact on Roseville's <br />redevelopment related to the deregulation of the <br />trucking industry, rather than the city's redevelopment <br />efforts. <br />Morelan asked if the proposal fit into any zoning <br />district without need for a variance. <br />The City Planner pointed out that the proposal for the <br />southern piece of property complies with I-P District <br />requirements without need for a variance. It is the <br />outdoor storage proposed for the northern parcel which <br />would require a variance in the I-P District, or a <br />rezoning of the site to I-1. The developers are <br />requesting that the northern parcel be rezoned to I-1. <br />Anderson pointed out that the properties on three sides <br />of the northern parcel are zoned I-1. <br />LaValle noted that the configuration of the Gervais <br />property is unique. <br />Scalze felt that the entire site could be developed in <br />such a way as to conform to I-P District standards. <br />Morelan asked if the proposal before the Council was <br />the highest and best use of the site. <br />Maureen Gervais reported that the property has been for <br />sale for over 10 years. Gervais felt the configuration <br />of the land and the fact that it is adjacent to the <br />Water Works property is unfavorable. Gervais stated <br />that D& T Trucking has shown the first active interest <br />in the site. <br />Scalze asked if the site would be more saleable if it <br />were combined into one parcel. <br />Gervais pointed out that both parcels must be sold <br />together because of access issues. Gervais also <br />pointed out that the property was assessed over $30,000 <br />for South Owasso Blvd. <br />Scalze asked if the developers of the Yorkton <br />Industrial Park ever showed an interest in the <br />property. <br />19 <br />
