Morelan <br />reported that there are an enormous amount of cars <br />driving down Bluwood and turning around, and felt that <br />a connecting street will increase traffic circulating <br />through the area. <br />Pedersen pointed out that the Morelan property is <br />dividable, so if Jackson Street were improved and the <br />property divided, the result would be two corner lots. <br />Morelan pointed out that currently his property is one <br />parcel. Morelan felt the situation with Bluwood was <br />easy. There is 90 feet of road right-of-way in front <br />of his house. More than adequate room for a 30 foot <br />paved cul-de-sac at the end of the street with plenty <br />of room for snow storage and drainage. The only impact <br />may be to some trees in front of the Cossack house. <br />The problem is with Australian and the fact that there <br />is only 40 feet of right-of-way for that street. <br />Morelan suggested that the City take a look and decide <br />how big a problem there is with the current conditions <br />on Australian. If the current situation is not <br />livable, the City should pursue purchasing additional <br />right-of-way for improvement of a cul-de-sac at the end <br />of Australian. Morelan did not believe that Mr. Tima <br />should have to bear the full cost of this right-of-way. <br />The City needs the right-of-way and should pay for it. <br />Morelan pointed out that his property is just large <br />enough to divide into two lots. Should the City have <br />to take right-of-way from him, it would make his <br />property too small to divide. Morelan stated that <br />should he lose the ability to divide his property he <br />would expect to be reimbursed for the loss of a <br />splitable lot. Morelan felt that additional right-of- <br />way could be taken from the Tima and Magnuson <br />properties without affecting setbacks. <br />Morelan stated that currently Mr. Tima has a house on a <br />large lot and he would like to be able to divide that <br />lot. However, the necessary street improvements do not <br />exist to provide access to additional lots. If that <br />situation can be changed, that would be great. <br />Aowever, Morelan did not feel the City owed Mr. Tima a <br />property division. <br />LaValle asked the turning radius needed to turn a fire <br />truck. <br />12 <br />
