MINUTES <br />CITY COUNCIL <br />MARCH 6, 1995 <br />Schroeder agreed that the intensity would be directed <br />at the center area, while still focusing on the edqes. <br />Morelan asked how the marketinq analysis component <br />worked, pointing out that most businesses will do their <br />own marketing analysis. Morelan pointed out that the <br />Council has seen areas within the City where the <br />marketing analysis was either done incorrectly, or the <br />market changed over the long-run. Morelan asked how <br />the analysis done by Maxfield Research would differ <br />with that done by a developer. <br />Fahey pointed out that when a developer proposes either <br />a theater or hotel chain, they would not make such a <br />proposal without doing market analysis. Fahey asked if <br />Maxfield would be duplicating that research. <br />Bujold agreed that developers would do marketing <br />analysis. Bujold reported that Maxfield would take a <br />big picture approach to the research. They would look <br />at Little Canada and how it fits in relationship to the <br />freeway and its position within the northern metro <br />area. Demoqraphics would be reviewed, analysis done on <br />how those demographics will change and what will happen <br />to Little Canada in the future. Maxfield will create a <br />large picture, and then focus that picture down to the <br />individual components. Bujold reported that the <br />process will be an interactive one. The City would be <br />involved in identifying the types of uses it would like <br />to see, people using the area would be involved, as <br />well as people living in the area. <br />Fahey asked if Maxfield has been retained by other <br />cities to do this type of work. <br />Bujold replied that Maxfield has worked for other <br />developers and cities in providing market background <br />and data. <br />Fahey asked if Maxfield could review a developer's <br />market data and tell the City whether or not it was <br />reliable. <br />Bujold felt that Maxfield would have to look at a much <br />broader picture than just reviewing a developer's data. <br />Carson pointed out that the City survey addresses the <br />redevelopment issue. <br />7 <br />
