MINUTES <br />CITY COUNCIL <br />MARCH 22, 1995 <br />applied only to their portion of the site. The <br />Administrator recommended that he negotiate the park <br />charge with Real Estate Masters. If an agreement <br />cannot be reached, then an appraiser should be hired to <br />determine the market value of the site. Therefore, the <br />City Administrator recommended that hiring of an <br />appraiser be removed from the Consent Agenda at this <br />time. <br />Steve Bienke, Fine Line Design, representing Real <br />Estate Masters, submitted revised site plans. Bienke <br />stated that he would respond to the items listed in the <br />City Planner's letter of March 15th. The first item is <br />the NSP easement. A meeting has been scheduled with <br />NSP to resolve the issue of construction of garages on <br />the powerline easement. If NSP will not approve the <br />garages, the structures will be removed from the final <br />plat. If the garages are not approved, additional <br />landscaping and berming will occur at the rear of the <br />site. <br />Bienke reported that trash containers will be enclosed <br />within a fenced area that will be located in the rear <br />of the project. It is there hope that NSP will approve <br />location of the enclosure on the powerline easement. <br />Bienke described signage locations pointing out there <br />will be six non-lit signs on the buildings. Two pylons <br />are proposed to take advantage of visibility from the <br />freeway. Signage will be harmonious with the project. <br />The City Planner pointed out that Phase I shows both <br />pylon signs. <br />Bienke reported that only one pylon would be <br />constructed as part of Phase I. The second pylon would <br />go up when Phase II is constructed. <br />The Planner reported that the signage as proposed <br />complies with the requirements of the City's Sign <br />Ordinance. <br />Mr. LaValle introduced the following resolution and <br />moved its adoption: <br />RESOLUTION NO. 95-3-81 - APPROVING TI-IE PLANNED UNIT <br />DEVELOPMENT TO ALLOW MORE THAN ONE OWNER-OCCUPIED <br />OFFICE BUILDING ON A LOT, AS WELL AS A FINAL PLAT FOR <br />3 <br />
