MINUTES <br />CITY COUNCIL <br />APRIL 26, 1995 <br />want to give it and who may not have much property to <br />begin with. <br />Fahey pointed out that the Tima's and Morelan's are <br />willing to dedicate riqht-of-way for the cul-de-sac. <br />The Magnuson's will dedicate right-of-way for the <br />street. Fahey suggested that the cul-de-sac could be <br />shifted over somewhat onto the Greger property. <br />Scalze pointed out that shifting the cul-de-sac off one <br />property, shifts it onto another. Scalze suggested <br />that if one property owner gets paid for dedicating <br />right-of-way, all property owners should. Scalze felt <br />that all the property owners should be treated equally. <br />LaValle was concerned that the cost of the cul-de-sac <br />improvement would be $1,500 to $3,000 more per lot. <br />The City Administrator reported that without factoring <br />in the cost of the right-of-way, the Australian cul-de- <br />sac improvement would be approximately $140 more per <br />lot than the construction of Jackson Street. Total <br />street reconstruction of Australian, including cost of <br />the cul-de-sac, would be in the $5,000 range per lot <br />for assessments. The improvement of Bluwood with a 45 <br />foot cul-de-sac would be approximately $1,750 per lot <br />more than the street improvement without right-of-way <br />costs. Total street reconstruction of Bluwood, <br />including cost of the cul-de-sac, would be in the <br />$6,500 range per assessment. The Administrator pointed <br />out that the larger the cul-de-sac, the more the cost <br />will be. <br />LaValle stated that he wanted to ensure that the <br />property owners were aware of these costs prior to <br />taking any action on the matter. <br />The City Administrator pointed out that it would be <br />difficult to put together exact costs without doing a <br />feasibility study and design work. <br />Scalze pointed out that in one of the previous reports, <br />the City Administrator estimated right-of-way <br />acquisition costs at $16,000. <br />The City Administrator estimated that 232 to 250 square <br />feet of property was necessary from four individual <br />properties.
