MINUTES <br />CITY COUNCIL <br />JUNE 28, 1995 <br />the B-3 District in effect for a long time, and <br />property owners are anxious to develop their <br />properties. However, Fahey stated that he did not want <br />to make a mistake and allow the wrong kind of <br />development to occur on Rice Street. Fahey stated that <br />he would have to be convinced that convenience gas is <br />the highest and best possible use along Rice Street. <br />The City Administrator pointed out that the amendments <br />being discussed tonight are an interim step, and there <br />may be additional reworkings of the Zoning Ordinance <br />once the Comp Plan update is completed as well as the <br />Rice Street study. <br />Fahey pointed out that as a result of those studies, <br />there may be some Council initiated rezonings along <br />Rice Street. <br />The Administrator agreed, but pointed out that property <br />owners can apply to have their properties rezoned <br />earlier if they choose. <br />Fahey aqain summarized that the consensus appears that <br />all permitted uses in the B-1 and B-2 Districts will <br />roll over into B-3. Conditional uses in the B-1 <br />District will roll over into B-3. Conditional uses in <br />the B-2 District not roll over into B-3 except for <br />911.040. A., Drive-In and Convenience Food <br />Establishments. And Section 912.040. C. Convenience <br />Gas, Grocery and/or Food Operations will be eliminated <br />as a Conditional Use from the B-3 District. <br />The Council agreed. <br />LaValle asked if the Council should address the height <br />of buildings at this time. <br />The City Administrator replied that the Fire Chief and <br />Buildinq Inspector are discussing this issue and will <br />be making a recommendation to the Council at a later <br />date. <br />There was no one present from the general public <br />present having additional comments on this matter. <br />Upon motion by Morelan, seconded by Scalze, the public <br />hearing was closed. <br />Mr. Morelan introduced the following ordinance and <br />moved its adoption: <br />8 <br />
