MINUTES <br />City Council <br />July 31, 1995 <br />the storm sewer which would lead downstream to Round Lake. <br />Fahey commented that he favors the street realignment which <br />accommodates more parking for the Market Place in closer <br />proximity to the building. <br />Joe Vitale of the Venetian Inn asked where their restaurant <br />was planned in the development. Schroeder stated that it <br />could be placed almost anywhere in the retail-designated <br />areas. <br />Schroeder commented that in the new plan, Market Place Drive <br />was moved 150 feet to the south of where it exists now to <br />line up with County Road C2. He stated that this would <br />accommodate three bays of parking north of the street for <br />the Market Place Mall. <br />Mark Lendway of Tierney's Liquors had a concern with how <br />fast the City would develop roads for the plan. Schroeder <br />stated that a developer might decide to develop a section of <br />the plan including the roads. However, he was unsure of <br />what the input of the City vs. the developer would be at <br />this time. Fahey stated that roads would not be put in <br />unless the City had a firm commitment from a developer. <br />Lendway was also concerned about what input the property <br />owners would have regarding any proposed development. Fahey <br />stated that the property owners would first have to decide <br />if they wanted to sell their land. Schroeder stated that <br />there are a number of steps which have to happen before a <br />development occurs. Making sure the property owners are <br />involved is the very first step. Fahey stated that the City <br />is trying to come up with a scheme and direction of how the <br />land should be developed so that if a developer comes in <br />with a plan, the developer will be provided with an idea of <br />what the City desires. Fahey commented that he felt the <br />northern half of the plan would be developed first. <br />Lendway was concerned about the development proceeding in a <br />"hodgepodge" manner. He was concerned about one building <br />being developed in a section, but not the rest. He wanted <br />to make sure the whole section would be developed. Fahey <br />felt that if a building met the development guidelines, he <br />felt it should be able to be built even though the whole <br />section was not developed. <br />Fahey asked what was proposed for the area north of Round <br />Lake where the strip malls are located. Schroeder stated <br />that some kind of residential use such as apartments or <br />senior homes is proposed. <br />Grittman asked about the Cedars Lakeside Apartments area and <br />-3- <br />
