MINUTES <br />CITY COUNCIL <br />AUGUST 22, 1995 <br />Finsness reported that he has discussed this with <br />Pechman, and they estimated the cost at $1 million to <br />construct a similar building at the site. This <br />estimate would include demolition costs, soil <br />purification, etc. A comparable building without land <br />costs might run $600,000 to $700,000 given that the <br />existing building is 6,000 to 7,000 square feet in size <br />and using a figure of $100 per square foot. <br />Fahey pointed out that the building was given to the <br />City by the Fire Department, and he felt there was some <br />value in preserving it for historical purposes. <br />Morelan felt one of the biggest questions was with <br />parking. <br />The Administrator pointed out that the Code does <br />provide for off-site parking as a conditional use. <br />However, there is a need for more parking adjacent to <br />the building. There is the option of improving parking <br />in the area of the pleasure skating rink, and moving <br />that rink onto the Water Works property. <br />DeLonais estimated the cost to renovate the old fire <br />station at $150,000 to $200,000. DeLonais felt the <br />renovation was a good investment for the City, but <br />suggested that it might have to occur in phases. <br />Keis reported that the LCRA has a number of uses for <br />that building. Bi-monthly meetings are held there as <br />are fund-raising events, the coaches~ party in the <br />event of rain, the membership party, the skating party. <br />Keis pointed out that LCRA also uses the building for <br />storage. The kitchen equipment was donated by the Fire <br />Department to the LCRA. Keis felt the LCRA needed some <br />type of building for its various needs. <br />Fahey pointed out that the committee has recommended <br />the entire upper floor of the station be designated for <br />use by the Historical Society. The recommendation <br />includes that the downstairs be used for recreational <br />uses as well as storage. Fahey noted that the LCRA was <br />not represented on this committee. Fahey asked if the <br />LCRA was interested in use of a portion of the westerly <br />bay. <br />Keis replied that it would be nice to have a portion of <br />that bay for storage. However, it doesn't matter if <br />the storage is at this building or somewhere else. <br />Keis stated that it is imperative that the LCRA retain <br />the storage area it has in the lower level, however. <br />5 <br />
