However, there are other types of <br />development which will fit better. Fifield pointed out <br />the edges of the Rice Street/Little Canada Road area <br />are higher in profile, and may be a more appropriate <br />location for a motel. <br />Fahey stated it was obvious to him there were better <br />locations for a motel. He stated he would have to be <br />convinced a motel would not detract from the retail <br />commercial setting the City is trying to create in this <br />area. <br />Morelan asked for the basis for the statements made in <br />#13 on this same page. <br />Bujold reported the statement that destination retail <br />should be targeted primarily toward specialty items and <br />entertainment is based on an assessment of demand for <br />certain retail goods in the area as well as the amount <br />of money spent on these goods. The statement says that <br />the corridor serves the immediate area, but will not <br />support the retail items that people typically <br />comparison shop for. <br />Morelan asked about item #2, page 2.2, under <br />Transportation Patterns. Morelan felt that Rice Street <br />as a transportation route would be a major factor in <br />the redevelopment process. <br />Bujold suggested she reword that section to include <br />Morelan's point. <br />Bruce Chamberlain, Hoisington Koegler Group, stated <br />that the retail structure of the overall area is not <br />accommodating to the neighborhood, but should be. <br />Fifield reported that the consultants have received a <br />copy of the community survey results, and will be <br />incorporating the valuable information on community <br />attitudes into the Guide. <br />On pages 2.3 and 2.4, Market Forces #3 through #7, <br />Morelan asked how those forces related to the community <br />survey. <br />Fahey suggested that it would be helpful to include <br />that information in the Appendix. <br />On page 2.5, #16, Morelan asked <br />regarding demand for additional <br />condominiums and apartments. <br />if the statement <br />housing included <br />3 <br />
