MINUTES <br />CITY COUNCIL <br />SEPTEPfBER 5, 1995 <br />Bujold reported that there is more opportunity than <br />just apartment development. There are a lot of new, <br />innovative types of residential-owned housing that <br />could be developed. <br />Morelan pointed out that along with high-density units <br />comes increased traffic and demand on City services. <br />Morelan stated that he would have to be convinced high <br />density was needed, and would hate to encourage <br />developers that the City is looking for high-density. <br />Bujold suggested that she include the word "medium" <br />Fahey agreed, stating that other than additional senior <br />housing, he was not interested in creating higher <br />density. <br />Scalze suggested that townhomes might be a <br />consideration, but agreed that she was not interested <br />in additional high-density development. <br />Pedersen stated that he did not know high-density <br />necessarily meant a 4-story apartment building, but <br />could mean townhome development. <br />Bujold felt high-density was defined by number of units <br />per acre. High-density can mean 4 to 6 units per acre <br />or 10 to 12 units per acre. <br />Mr. Guerin asked how a Holiday Village would fit on the <br />corner of Rice Street and Little Canada Road. Guerin <br />reported that there was a permit issued for this type <br />of development four years ago, but not now. <br />Schroeder reported that the Guide is an attempt to <br />create the highest potential value for the land. The <br />Guide does not look at single parcels of land, but <br />rather assembling 4 to 8 acre sites. The development <br />of single, small parcels results in discontinuous types <br />of developments that do not have the same identity. <br />Schroeder reported that the consultant group has heard <br />the community's desire for an identifiable area. <br />Schroeder did point out, however, that the Guide does <br />propose small retail spaces within the context of a <br />larger project. Schroeder pointed out that he was <br />talking about 20,000 to 30,000 square foot buildings <br />which would be divided up. Not a strip mall concept. <br />More a downtown atmosphere. Schroeder reported that <br />this is a great opportunity for the area to be defined <br />as the commercial center of the community. <br />Schroeder pointed out that the Guide is based on a <br />4 <br />
