MIN[ITES <br />CITY COUNCIL <br />SEPTEMBII2 5, 1995 <br />Fahey pointed out that the Development Guide will be a <br />living document and expected that developers will <br />present different ideas that may fit into the framework <br />of the Guide. <br />Joe Vitale questioned the ability of the Venetian Inn <br />to build a two-story restaurant, noting that the Guide <br />calls for two-story development at the corner of Rice <br />Street and Little Canada Road. <br />Schroeder felt that two-story development should occur <br />at the intersection because of the presence this <br />development will have on the street. If single story <br />development occurs on the corner, that development <br />would have to have prominence on the corner; almost a <br />landmark along Rice Street. <br />Joe Vitale replied that the Venetian Inn cannot afford <br />to build a monument on the street. <br />Schroeder replied that he was talking about a <br />development that would be meaningful and set apart from <br />other development in the area. <br />Fifield pointed out that this goes to the balance of <br />public and private objectives. The intent is to build <br />a successful business environment. The City may have <br />objectives to meet on the corner for the broader good. <br />Fahey pointed out that while the Venetian Inn may want <br />to build on the corner, there may be a better use for <br />the corner with a more visual impact. <br />Lendway pointed out that the Venetian Inn owns the <br />corner, and questioned why the City would not give them <br />a building permit for a new building. <br />Fahey pointed out City assistance dollars are scarce, <br />the City will provide assistance to developments which <br />are the highest and best use. <br />Pedersen suggested that if a restaurant is allowed on <br />the corner with no City assistance, why not a Holiday <br />Inn. <br />Fahey pointed out that developments will have to meet <br />certain architectural standards. When the Development <br />Guide is completed, the City will solicit developers, <br />offer whatever City assistance possible, assemble <br />parcels, relocate existing businesses if feasible, in <br />order to get the highest and best use of the area. <br />9 <br />
