MINUTES <br />CITY COUNCIL <br />OCTOBER 11, 1995 <br />good location for the restaurant. Fahey pointed out <br />that the City is trying to get site control so that it <br />will have more flexibility in looking at the options. <br />Fahey suggested that The Venetian Inn may be better <br />located further east. <br />Vitale stated that The Venetian will not go further <br />east. <br />Fahey pointed out that a high profile restaurant <br />without a lot of tax capacity will not work on that <br />corner. Such a smaller development will not generate <br />enough tax revenue to support TIF assistance. <br />Morelan asked if The Venetian has decided that it wants <br />a freestanding structure versus being located in the <br />lower floor of a two-story structure. <br />Vitale replied that that was correct. <br />Scalze suggested the option of locating within a hotel <br />development. <br />Vitale replied that that is what The Venetian wanted to <br />do until the consultants indicated that there was no <br />room in Little Canada for a hotel development. <br />Fahey suggested that while the City's consultants may <br />have said that for the Rice Street/Little Canada Road <br />area, other consultants may disagree. <br />Scalze asked if The Venetian has talked to any hotel <br />developers. Scalze suggested that if someone in the <br />hotel business wants to developer at that intersection, <br />that would carry weight with her. <br />Fahey suggested that the key would be out to integrate <br />the development and make the area a good place to do <br />business. <br />Vitale stated that they were in agreement to bring the <br />consultants on board. However, reported that he does <br />not like the plan they developed. <br />Fahey responded that the City is now more comfortable <br />with the direction it is going, although the process is <br />not yet completed. <br />Morelan pointed out that the second draft of the <br />Development Guide stated that it may be possible to <br />work a hotel development into the area, but it is <br />13 <br />
