MINi]TES <br />CITY COUNCIL <br />OCTOBER 11, 1995 <br />perhaps better to locate it somewhere else. <br />Gary Collyard reported that they have not ruled out the <br />hotel development. In the critical mass, there is the <br />likelihood of the Little Canada Road/Rice Street area <br />seeing a small hotel development having a symbiotic <br />relationship to the area. With the critical mass and <br />integrated approach, Collyard reported they are still <br />in contact with a hotel developer. There is still a <br />great deal of interest in a scaled-down version. They <br />are watching until they sit down and present their <br />proposal. <br />Morelan asked when the City will decide what to ask for <br />in the RFP. <br />The City Administrator pointed out that the design <br />guidelines need to be finalized before the RFP is put <br />together. <br />Fahey suggested that while the Planning Commission is <br />working on the design guidelines, that staff ineet with <br />representatives of The Venetian Inn to discuss their <br />plans. If The Venetian Inn is looking at the northeast <br />corner of Rice Street and Little Canada Road, the City <br />will have to look at their proposal and see if it <br />works. If not, this will give The Venetian time to <br />look at alternatives. <br />The Administrator agreed that he and Rusty Fifield <br />should meet with The Venetian to discuss their plans. <br />Fahey suggested that once that meeting occurs, a <br />workshop should be held with the City Council to <br />discuss the vision £or the northeast corner of Rice <br />Street and Little Canada Road and begin preliminary <br />work on the RFP. <br />The Administrator reminded the Council that site <br />control must be achieved before the RFP can be sent <br />out. <br />Morelan suggested that the discussions can begin now, <br />but that the Council not work too closely with a <br />developer at this point so that the City ends up <br />reacting to a proposal rather than looking at the <br />bigger picture. <br />The City Administrator suggested that the Council may <br />have a couple of other concepts to react to and <br />determine their conformance with the Development Guide. <br />14 <br />
