MINi]TES CITY COUNCIL OCTOBER 11, 1995 perhaps better to locate it somewhere else. Gary Collyard reported that they have not ruled out the hotel development. In the critical mass, there is the likelihood of the Little Canada Road/Rice Street area seeing a small hotel development having a symbiotic relationship to the area. With the critical mass and integrated approach, Collyard reported they are still in contact with a hotel developer. There is still a great deal of interest in a scaled-down version. They are watching until they sit down and present their proposal. Morelan asked when the City will decide what to ask for in the RFP. The City Administrator pointed out that the design guidelines need to be finalized before the RFP is put together. Fahey suggested that while the Planning Commission is working on the design guidelines, that staff ineet with representatives of The Venetian Inn to discuss their plans. If The Venetian Inn is looking at the northeast corner of Rice Street and Little Canada Road, the City will have to look at their proposal and see if it works. If not, this will give The Venetian time to look at alternatives. The Administrator agreed that he and Rusty Fifield should meet with The Venetian to discuss their plans. Fahey suggested that once that meeting occurs, a workshop should be held with the City Council to discuss the vision £or the northeast corner of Rice Street and Little Canada Road and begin preliminary work on the RFP. The Administrator reminded the Council that site control must be achieved before the RFP can be sent out. Morelan suggested that the discussions can begin now, but that the Council not work too closely with a developer at this point so that the City ends up reacting to a proposal rather than looking at the bigger picture. The City Administrator suggested that the Council may have a couple of other concepts to react to and determine their conformance with the Development Guide. 14
