MINI7TES <br />CITY COUNCIL <br />OCTOBER 25, 1995 <br />Eric Hagman, Hagman Construction, reported that <br />Slumberland is proposing to construct a 45,000 square <br />foot addition on the east side of their existing <br />building. The addition will be completely sprinkled, <br />and the facade will match the existing building. All <br />setback and other Code requirements will be met. <br />Fahey asked if there was anyone from the general public <br />present wishing to comment on this matter. <br />Bill Stenger noted that he owns the property adjacent <br />to Slumberland. Stenger was concerned about the <br />increased traffic that will result from the addition to <br />the Slumberland building. Stenger noted that there is <br />only one entrance to the site which is blocked at times <br />with semi~s pulling into and out of Slumberland. <br />Stenger suggested that the issue of traffic needs to be <br />addressed. He also suggested a second entrance or <br />drive into the site would be beneficial. <br />The City Planner reported the industrial park district <br />was set up to accommodate industrial development <br />typical of Slumberland. The Planner pointed out that <br />Slumberland does not have adequate street frontage to <br />add another drive. The site is desiqned to handle <br />traffic internally, and Centerville Road is designed to <br />be a collector street. The Planner pointed out that <br />there is other industrial park property that will <br />develop along Centerville Road. <br />Fahey asked if there was any reason from a planning <br />perspective to limit the Slumberland expansion. <br />The Planner replied that there was not. <br />Morelan asked if the existing drive could be expanded <br />to provide two lanes in and out. <br />Hagman did not believe that would work. <br />Paul Kaufman, representing Slumberland, reported that <br />the warehouse addition will replace 45,000 square feet <br />of off-site storage. Kaufman explained that traffic <br />will lessen as a result of the addition since there are <br />trucks which travel back and forth to the rented <br />warehouse bringing merchandise over to the Centerville <br />Road site. <br />There were no additional comments from the general <br />public present. <br />
