MINUTES <br />CITY COUNCIL <br />J~NIJARY 10, 1996 <br />The City Administrator pointed out that if the City <br />decides to abandon the building, it would need space <br />until other space is available. To keep the old fire <br />hall usable, the City will have to spend some money on <br />it. Patching the roof might get a few more years of <br />life out of the building. Beyond that, the committee <br />needs to reconvene to talk about long-range needs. The <br />Administrator pointed out that option #3 will not <br />accomplish what the City wants to do; and considering <br />the long-term, it might not be good to put a lot of <br />dollars into the building. <br />Finsness stated that a roof inspection firm can <br />determine the usable life left in the roof. This would <br />be preferable to using a contractor, since a contractor <br />would have a vested interest in replacinq the roof. An <br />engineering specialist can provide the service without <br />the extra component attached to it. Finsness estimated <br />the cost of using a roof inspection firm at $500 to <br />$1,000. <br />Fahey asked if an engineering firm could tell the City <br />whether it should redo the existing roof and the cost <br />of doing so, versus the cost of a gable roof. <br />Finsness stated that the best solution for the roof <br />would be to change the slope of the insulation and <br />direct water to where it should go. <br />Morelan asked if that was done, how long the roof would <br />last. <br />Finsness replied that the engineering firm would tell <br />the City about the existing roof, and a 10 to 15 year <br />life roof could be designed. <br />Fahey suggested that the City save $1,000 and have some <br />roofing contractors give the City cost estimates for <br />repairing or replacing the roof. Fahey stated that he <br />did not want to spend $1,000 for a study that was not <br />needed. <br />The Building Official stated that the area where there <br />is a problem is around the existing hose tower. The <br />Official estimated that the balance of the roof may <br />have 8 to 10 years of life left. The Building Official <br />indicated that an engineering firm could tell the City <br />if repairing just an area of the roof will solve the <br />immediate need. The Building Official pointed out that <br />a contractor has a vested interest in the job. The <br />City would still need some preliminary design work done <br />so there would be specs for a contractor to bid from. <br />16 <br />
