MINUTES <br />CITY COUNCIL <br />MARCH 27, 1996 <br />chance the property will be sold to another church. <br />The City Administrator asked if a church would be <br />permitted in a single-family zone. <br />The Planner replied that he has tried to make <br />distinctions between single-family, public, and semi- <br />public uses. <br />The City Administrator reported that staff would check <br />to see what is happening with the church property. <br />Morelan asked why the residential designation for the <br />McNamara property along Little Canada Road. Morelan <br />pointed out that traffic would be a huge negative <br />impact for residential use. <br />Carson stated that he thought the discussion was for <br />oommercial along this area. <br />The City Planner pointed out that the suggestions would <br />be for townhomes in this area as a transition from the <br />apartment development on the east and the single-family <br />on the west. <br />Morelan asked if there were any areas which should be <br />rezoned immediately. <br />Fahey pointed out that the triangular area along County <br />Road C is proposed to be rezoned to B-1. <br />The City Planner suggested that rezoning not occur <br />until the City has reviewed the B-1 Zoning District and <br />makes whatever changes it feels necessary in that <br />District. The Planner pointed out that the specific <br />uses which fit the purpose statement should be listed, <br />and those uses do not have to include gas <br />stations/convenience stores. <br />Morelan pointed out that Sinclair would then be a non- <br />conforming use, and actually is now. The Planner <br />replied that that was correct. <br />The Planner reviewed the east quadrant o£ the City, <br />pointed out that I-P Land Use will not extend east of <br />DeSoto. The Planner indicated that the primary issue <br />in this area is the McCumber property. <br />Morelan indicated that he liked the I-P District as <br />shown on the map. <br />8 <br />
