MINUTES <br />CITY COUNCIL <br />JUNE 26, 1996 <br />Fahey noted the Industrial land use mentioned for <br />property along Country Drive. <br />The Planner replied that the intent would be a <br />business-industrial land use, for example, office- <br />showroom development. Heavy industrial uses are not <br />intended, and the City has typically used PUD zoning to <br />control the type of uses. <br />The Planner noted that neighborhood commercial is <br />proposed along Little Canada Road toward 35E as well as <br />along County Road C. Neighborhood commercial would be <br />commercial development which serves the area. The <br />Planner pointed out the text of the Plan says the City <br />has spent a considerable amount of time studying the <br />Rice Street/Little Canada Road area, with the intent to <br />upgrade these areas. <br />Gene Fasciana reported that he owns the corner of <br />Jackson Street and Little Canada Road, which consists <br />of about 3/4 acre. Fasciana asked what the existing <br />Land Use Plan says about this property. <br />The City Planner replied that the existing Land Use <br />Plan indicates an auto-related commercial use, and the <br />proposed plan indicates neighborhood commercial. <br />Joan Fasciana pointed out that Little Canada Road is <br />the main thoroughfare through the City and questioned <br />why the City would not want commercial development <br />along Little Canada Road. <br />Gene Fasciana indicated they have been paying property <br />taxes on this commercial parcel for many years, and <br />stated that he wanted to object to any change in the <br />land use for this property. Fasciana indicated the <br />commercial zoning of this property existed before the <br />adjacent residential development. <br />Joan Fasciana reported that the Comp Plan suggests the <br />rezoning of the property from B-3 to B-2, and felt a <br />downzoning of the property made no sense. Fasciana <br />also indicated that Bryan Street is approximately 15 <br />feet off and should be located further north. Gene <br />Fasciana added that Little Canada Road is off by 15 <br />feet as well. <br />Gene Fasciana reported that Len Notto, Lenfer <br />Transmission, informed him the City Administrator <br />indicated the Comp Plan update would make no changes to <br />the use of their property.
