MINUTES <br />CITY COUNCIL <br />JUNE 26, 1996 <br />discussion this evening, it sounds like there will be <br />changes. <br />The Planner replied that the Comp Plan is proposing a <br />more upscale commercial use than the Lenfer <br />Transmission use. <br />Joan Fasciana pointed out that the Comp Plan recommends <br />a change in the zoning of their property. Fasciana <br />stated that they would like to go on record as opposing <br />any zoning changes. <br />Fahey stated that he understands the Fasciana's <br />concerns, however, pointed out there is adjacent <br />residential property and the Council must be sensitive <br />to the entire area. <br />Joan Fasciana pointed out there was once a warehouse- <br />type use on their property. <br />Fahey felt a less dominant commercial use would be more <br />appropriate on the Fasciana property. <br />The City Planner reported that some examples would be a <br />professional office building or limited retail. <br />Joan Fasciana pointed out there are strip malls just <br />down the street with vacancies. Fasciana objected to <br />beinq limited to a strip-mall type of development. <br />Fasciana stated that they did not want their options <br />limited through a rezoning of their property. <br />Morelan pointed out that Lenfer Transmission is an <br />auto-related use which is non-conforming under the <br />existing B-3 Zoning of the property. <br />Len Notto, Lenfer Transmissions, indicated it is <br />through the actions of the City Council that his use is <br />non-conforming. Notto said he would like to work with <br />the City, but did not want his options limited. <br />Fahey felt the Planner's recommendation for <br />neighborhood commercial in this area was appropriate <br />and consistent with the City's discussions for <br />upgrading the Rice Street/Little Canada Road area with <br />higher uses. Fahey stated that he did not want to see <br />a gas station developed next to residential property. <br />Joan Fasciana pointed out that B-3 Zoning does not <br />allow gas stations. Fasciana requested the B-3 Zoning <br />remain. She indicated they would like to sell this <br />4 <br />
