MINUTES <br />CITY COUNCIL <br />JUNE 26, 1996 <br />property, and do not want any additional restrictions <br />on it. Fasciana did not want to see a gas station <br />developed on this site, but did not want to be limited <br />to a strip mall either. <br />Morelan asked if the proposed land use is consistent <br />with the existing zoning. <br />The Planner replied that it was. The Planner indicated <br />that the B-3 zoning was very broad and allows a variety <br />of office and retail uses. <br />Fahey asked if the next step would be to rezone <br />properties once the Comprehensive Plan update is <br />adopted. <br />The Planner replied that adoption of the Comp Plan does <br />not require the City rezone properties. The Planner <br />indicated the most appropriate zoning for neighborhood <br />commercial is B-3. <br />Joan Fasciana stated that the Comp Plan update <br />indicates B-2 Zoning would be preferred for their <br />property. <br />Morelan replied that B-2 is auto-related commercial, <br />and it was not the Council's intention to propose auto- <br />related commercial for the Little Canada Road/Jackson <br />Street area. <br />The Planner indicated that the Comp Plan talks about <br />generalized land uses in the City, and neighborhood <br />commercial is identified for this area. B-3 Zoning is <br />the most compatible with neighborhood commercial uses. <br />Fahey stated that any actions taken by the Council this <br />evening will not change the B-3 Zoning of the property. <br />Fahey felt, however, in the long-term a commercial PUD <br />zoning would be the most practical given the <br />neighboring residential property. <br />Joan Fasciana felt the land use map was incorrect since <br />it showed the property as neighborhood commercial. <br />Fasciana felt neighborhood commercial was different <br />from the B-3 Zoning of the property. Fasciana pointed <br />out that Little Canada Road is a main thoroughfare in <br />the City, and uses should be dependent on traffic <br />volummes. <br />Scalze stated that regional commercial means customers <br />come from large areas.
