MINiITES <br />CITY COUNCIL <br />AUGUST 28, 1996 <br />Fahey reviewed the City Engineer's recommendation that <br />the diameter of the cul-de-sac be increased to 90 feet <br />from curb-face to curb-face. <br />Ken Gust, representing Mark Ashby, developer of the <br />plat, reported the size of the paved area of the cul- <br />de-sac would be increased as recommended by the City <br />Engineer. <br />It was noted that the Engineer indicates that the <br />standard right-of-way for a cul-de-sac is 120 foot <br />diameter. The Stoneridge plat shows a 100 foot <br />diameter for the cul-de-sac right-of-way. <br />Gust reported that a 120 foot diameter is standard for <br />a road with 60 feet of right-of-way. Minimum right-of- <br />way for residential streets in Little Canada is 50 <br />feet. Therefore, the Stoneridge Court cul-de-sac <br />right-of-way is proposed with a 100 foot diameter. <br />The City Planner reported that he was confident the <br />City had approved 100 foot cul-de-sac diameters in <br />other single-family areas. The Planner stated that it <br />was his understanding when road right-of-way minimums <br />were reduced to 50 feet, cul-de-sac diameters were <br />reduced to 100 feet. <br />Pedersen pointed out it is the driving surface that is <br />of the most concern. <br />Fahey suggested a variance may be needed to reduce the <br />right-of-way for the cul-de-sac diameter. The only <br />variance action before the Council this evening is for <br />the width of the road at its intersection with County <br />Road D. Fahey suggested the final plat could be <br />approved subject to compliance with the Code and the <br />Engineer's recommendation regarding cul-de-sac <br />diameter. <br />Gust suggested when the right-of-way for a residential <br />street was reduced from 60 feet to 50 feet, the right- <br />of-way for the cul-de-sac diameter was reduced as well. <br />Fahey suggested Gust work out the details with the City <br />Engineer. Fahey pointed out the only variance the City <br />can act on this evening is for the right-of-way width <br />at the intersection. <br />Pedersen pointed out that the wider right-of-way will <br />affect the placement of the houses and require removal <br />of trees.
