MINUTES <br />CITY COUNCIL <br />NOVEMBER 27~ 1996 <br />the side of the building, and asked if this space would <br />be used for storage. <br />Schiltz replied that the area would be a display of <br />operational pools and spas. The area will be screened <br />with a board-on-board fence. There may be product <br />stored in the area for a day for a customer who is <br />coming back to pick up the product, however. <br />There was no one from the general public present <br />wishing to comment on this matter. <br />Upon motion by LaValle, seconded by Pedersen, the <br />public hearing was closed. <br />Morelan felt that All American Recreation would be a <br />great business to have in the City, noting that it is <br />destination retail which is exactly the type of <br />business the City is looking for in that area. Morelan <br />indicated that his only concern is the amount of <br />storage and manufacturing. Morelan noted that Schiltz <br />indicated to the Planning Commission that he may try to <br />lease some of the building space. Morelan suggested <br />that any leased space be limited to retail use. <br />Schiltz stated that it would be his intention to lease <br />to a retail business. The Champion Auto business may <br />be interested in additional showroom space. Schiltz <br />indicated it may be likely that All American Recreation <br />will be able to absorb the entire space. <br />Pedersen pointed out that the front of the building is <br />geared to retail use. However, other portions of the <br />building may not lend itself to retail. Pedersen <br />suggested that limiting leased space to retail may <br />limit All American's operation and not enhance the <br />City's goals. <br />The City Planner indicated that under the PUD, the <br />manufacturing/storage use must be incidental to the <br />retail use. <br />Fahey suggested that the leased space be limited to <br />retail, otherwise the matter would have to come back to <br />the Council for review. <br />Schiltz indicated that of the 27,000 square feet of <br />building space, only 12,000 square feet lends itself to <br />retail. Schiltz pointed out that the back portion of <br />the building with the higher ceiling lends itself to <br />product assembly. <br />3 <br />
