MINUTES <br />CITY COUNCIL <br />APRIL 23, 1997 <br />developer has agreed to incorporate the properCy Yo the nortl~ in his <br />development. <br />Fahey pointed out that the City knows there are soil problems in the area <br />which will make it difficult to get a high-quality industrial development on <br />the site. The property nas sat undeveloped for years, and Fahey expressed <br />concern that the only proposals which might come forth may involve pole <br />buildings. Fahey felt this was a good location for a twinhome <br />development. <br />Scalze agreed that the twinhome development fit the area better than <br />industrial. Scalze pointed out that the City could be looking at an <br />industrial development that would generate a lot of truck Yraffic. Scalze <br />suggested Yhe twinl~ome development may generate more tax revenue than <br />an industrial development would. <br />Morelan stated that the issue is more than just one of tax capacity, and <br />pointed out that homeowners consume more City services tl~an industrial <br />property does. Morelan felt the Council was assuming that the properCy <br />could not be developed as an industrial site, and pointed out that the <br />Council does not know the cost of soil corrections.
