MINUT~S <br />CITY COUNCIL <br />MAY 28, 1997 <br />Gordie Howe, Masterpiece Homes, indicated that most of the twinhomes <br />will be sllb-on-grade, however, there will be a few with half basements. <br />The price range for the twiuhome units is estimated at $127,000 to <br />$ I50,000. F-Iowe reported that he has submitted an lpplication to the <br />Minneapolis Builders Associltion to put two units in the fall Parade of <br />Homes. These units are estimated at $146,700. <br />Scalze asl<ed if there was anyone from the g~eneral public wishin~ to <br />comment on tl~is pro~osal. <br />Jamie Sudty, 2940 DeSoto Street, asl<ed the total number of units <br />proposed. <br />Frattaloue replied that originally fhere were 76 ~mits ~roposed in Phase I. <br />That number has been decreased to 64. <br />Joe Peters, 3020 Centerville Road, indiclted that he was concerned about <br />the need Yo provide screenin~ fi~om tl~e proposed residential development <br />if ii~ the future he would decide to add onto 11is building. Peters stated that <br />he supported the development as proposed and felt it was a great idea. <br />I-towever, 17e did not to have to provide screening fi~om the residential <br />development given that the pro~erty was zoned Industrial-P1rk when he <br />developed his Industrill site. Peters indicated that he has 5,000 square feet <br />at this time, and his lon~ ran~e pla~~ is to expand to 10,000 square feet. <br />Morelan as(<ed if the wetland exYended o~~to tl~e Peters propeity. Peters <br />indicated thlt a con~er of the wetl2nd did extend onto his site, but this <br />wetlaud area is within the e~sement area on the property. <br />In response to Morelan's q~iestion, Peters indicated that there is not <br />wetland on tl~e Nlyers I raftalone property. <br />Morelan pointed out that Che wetllnd will provide a natural buffer between <br />the residential development 1nd the Peters' property. <br />Scalze pointed out Yhat when Peteis purchased his property the area was <br />zoned lndustrial-Park. The Code does not require screening between <br />industrial sites. The need for screening is being created by the request to <br />rezone to residential, and not by any action that Peters has initiated. <br />Tlie City Planner pointed out that Frattalone is being required to landscape <br />the north end of the site.
