Final P~UD <br />review would require suUmission of a landscaping plan which will show <br />buffering and screening from ldjacent properties. <br />Morelan suggested that screening should be provided along the western <br />boundary north of Allen nvenue in order to screen the Peters' building. <br />Peters asked the elevation oPAllen Avenue <br />Prattalone reported that the street will be rlised four feet from the current <br />elevltion. i'rattalone indicated that he would like to provide some <br />screei~ing for tlle Myers Frlttalone pro~erty, but The elevation somewhat <br />limits what can be doue. Pratt2lone sug~ested that the addition of <br />ever~reens along the Myers Frattalone properCy. <br />Milan Moravetz, 476 Allen Avenue, commented that as much as he has <br />enjoyed lool<ing out over the farmland, he welcomes the twinhome <br />development. Moravetz asl<ed if there has been any consideration ~iven to <br />a single-family home developmenY. <br />Scalze suggested tliat rezoni~~g fr~om Iudustrial-Par1< to R-1 would be a <br />pretty 11rge jump. Scalze stlted that she preferred a step development <br />from Slumberland on the nortl~ to Pioneer Parlc oi~ tl~e south. <br />In response to Moravetz's question abotrt gradin~ and drainage plans, <br />Frattalone reported th2t the property will drain to Allen Avenue and then <br />drlin to the west. <br />Moravetz asl<ed if about traffic controls aC the intersection of Allen <br />Avenue and DeSoro. Sc11ze suggested that if there are problems at the <br />intecsection, a three-way stop woulci be insYalled. These are City streets. <br />Therefore, tl~e City can dict~te the trtiffic controls. <br />Mor~tvetz indicated that his concern was that Allen Avenue will turn into a <br />race trad< between ~dgerton and DeSoto Street.
