MINUTES <br />CITY COUNCIL <br />J[7LY 23, 1997 <br />CUP TO MOV~ Scalze opened the Public Hearing to consider an application for a <br />AN EXISTING Conditional Use Permit to move an existing single-family home onto a <br />HOUS~ INTO lot located at 2591 Ruth Street. Scalze pointed out that the Planning <br />THE CITY - Commission has recommended approval of the Conditional Use Permit. <br />2591 RUTH STR. <br />C. D. Hart, the applicant, pointed out that he has submitted market <br />analysis information which indicates that the house will have a slightly <br />higher value than the existin~ single-family homes in the nei~hborhood. <br />Hart reported that he has talked with some of the property owners in the <br />area, who indicated they support the addition of the sin~le-family house <br />versus additional multi-family housing. Hart reported that in compliance <br />with the recommendations of the City Planner he has submitted a copy of <br />the agreement he has with the house mover, and the Building Inspector <br />has submitted a report on his inspection of the house. Survey information <br />is pending. A survey will be completed if the CUP is approved. <br />Scalze asked about modifications to the house. Hart replied that a tuck- <br />under garage will be added and the house converted to a split-level. The <br />exterior of the house will be brick and stucco. <br />The City Planner stated that he has reviewed the market data submitted by <br />Hart, and is comfortable that the valuation will be comparable with the <br />existing housing in the area. <br />Morelan felt that the Council should have tax valuation information for the <br />house. Pedersen pointed out that tax valuation information is less valuable <br />than comparable sales given that tax valuations are generally lower than <br />market value. <br />Scalze asked if there was anyone from the general public present wishing <br />to comment on this matter. There was not. <br />Upon motion by LaValle, seconded by Morelan, the public hearing was <br />closed. <br />Mr. LaValle introduced the followin~ resolution and moved its adoption: <br />RE.SOI UTION NO. 97-7-170 - APPRO vING A CONDITIONAI.
