A small development such as this would result in about <br />a third to a quarter of the site being developed. <br />LaValle felt development of the site should be maximized as much as <br />possible. Scalze asked if the site should be maximized from a square <br />footage standpoint or a tax dollar standpoint. <br />LaValle suggested that the more square footage a building would have the <br />more taxes it would pay. <br />Fahey felt development of the site should not be limited to the ~rading of a <br />third to a quarter of the site. Fahey pointed out that the City Engineer has <br />indicated that the grading of the site proposed by Mr. Frattalone is <br />reasonable unless the City wants to restrict development of the property to <br />a third or a quarter of the site. Fahey suggested that once the PUD zoning <br />is in place, he would not be supportive of the development of an industrial <br />building on the site unless efforts to attract a corporate headquarters had <br />been exhausted. Fahey asked why the City would not want a larger <br />buildin~ on this site. <br />Morelan suggested that perhaps a 40,000 square foot corporate <br />headquarters would be preferable to a 50,000 square foot office warehouse <br />building. <br />Pedersen pointed out that because of the ridge on the site, the entire site <br />will have to be graded to get a building of any size. Pedersen also pointed <br />out that Mr. Frattalone has indicated that the oak trees on the site are old <br />and split and many are not worth saving. Therefore, trees would have to <br />be replaced as provided for by City ordinance. <br />The City Engineer agreed that to develop a building of any size on the site, <br />the entire rid~e will have to be removed. The area for the building and the <br />parking lot will have to be flat. The only alternative would be to develop a <br />small building on the site. <br />Morelan pointed out that the concept presented by Mr. Frattalone proposes <br />a 105,000 square foot building. Morelan asked the effect on the grading if <br />the size of the building were reduced to 60,000 square feet. <br />
