MINUTES <br />CITY COUNCIL <br />FEBRUARY 11, 1998 <br />Morelan stated that he had no doubt the south site is the best location for <br />the theater given a decreased traffic impact for the neighborhood, and <br />increased visibility for the theater. <br />It was determined that the Mayor, City Administrator, and Council <br />Member Pedersen would serve as a small committee to meet with the <br />property owners. <br />Morelan asked Ultimate Golfls and Mach One's position on relocating. <br />The Administrator replied that over the holidays, Ultimate Golf expressed <br />an interest in the redevelopment as they would like to make some changes <br />to their business. LaValle thought they would be relocating somewhere <br />within the redevelopment project. <br />Morelan asked why the height of the theater needed to be 40-feet high, <br />suggestin~ there may be options that would reduce this height such as <br />placing the building at a lower elevation. Pedersen described a stadium- <br />seating theater he recently visited, and suggested that excavation costs <br />would raise the cost of the project. Exitin~ for fire purposes was also <br />mentioned as a concern. <br />Council again talked about the need for discussions with the property <br />owners affected by the project. Pedersen suggested at some point the City <br />needed to start talking with the tenants of 93 West Little Canada Road. <br />The Administrator felt it was dangerous for the City to begin discussions <br />with the tenants too early in the process. If tenants relocate and space sits <br />vacant and the project does not move forward, the City would then have <br />contributed to the vacancy rate. The Administrator pointed out that one <br />could assume relocation costs at 93 West Little Canada Road will be hi~;h <br />because of the multiple tenants. <br />LaValle asked what the City's position will be if the Winters do not want <br />to sell their property. Fahey suggested that the Counci] will have to <br />discuss options if that becomes an issue. Fahey noted that the Council has <br />indicated a reluctance to condemn residentia] property. Pedersen pointed <br />out that if the theater were placed just north of the Winters' property, it <br />may adversely effect the future development of that site. The <br />Administrator indicated that initially the Winters had an interest in selling; <br />however, due to their dealin~s with a developer early in the process, they <br />changed their minds. The Winters need to be contacted to determine their <br />current position. Pedersen noted that the Winters may not be interested in <br />livin~ next to a theater and may want to sell. <br />Fahey suggested that the Administrator contact the affected property <br />owners to schedule a meeting with them at their earliest convenience. <br />4 <br />
