MINUTES <br />CITY COUNCIL <br />NOVEMBER 25, 1998 <br />MENT that he would like to resolve the theater issue within the next couple of <br />months as well as begin to concentrate on redevelopment of the north side <br />of Little Canada Road as has been discussed with Chris Moarn. Fahey <br />suggested that if Moarn's redevelopment proposal proceeds, it may be <br />possible to relocate The Venetian Inn to the north side of the road along <br />with the City's acquisition of The Venetian property. <br />The City Administrator reported that he has talked to Bob Grootwassink <br />and he is encountering the same problems in making contact with <br />Cinemark that the City has experienced. The Administrator also reported <br />that he has met with representatives of Chris Moarn, and they are very <br />interested in proceeding with an office building on the north side of Little <br />Canada Road. The Administrator anticipated additional discussions with <br />them early next week. They have been told that time is of the essence. If <br />Moarn's project proceeds, the Administrator recommended that the <br />reconstruction of Little Canada Road proceed as well. Othenvise, <br />reconstruction could be postponed given the County's recent maintenance <br />work on Little Canada Road. <br />LaValle asked how soon the County would have to know about Little <br />Canada Road in order for reconstruction to occur in 1999. The City <br />Administrator anticipated that the Council would have to know within two <br />to three weeks because of the extensive planning which would have to be <br />done. <br />Morelan asked if reconstruction the road would serve as a catalyst for <br />redevelopment. <br />The City Planner stated that postponing reconstruction of the would not be <br />a negative for redevelopment if a new development had an alternative <br />access once reconstruction commenced. However, a developer may look <br />at the project and question whether or not this is where all the public <br />dollars are going. <br />Morelan suggested that proceeding with the reconstruction may send the <br />message that the city is serious about moving forward with <br />redevelopment. <br />Fahey pointed out that moving forward with reconstruction may put the <br />City in the position of causing damage to The Venetian property. Moving <br />The Venetian to the north side of Little Canada Road as part of the Moarn <br />redevelopment project, and acquiring The Venetian property would <br />eliminate the potential damage claim for loss of parking and acquisition of <br />easement in conjunction with the road reconstruction project. Fahey <br />
