MINUTES <br />CITY COUNCIL <br />JANUARY 27, 1999 <br />The large oak tree in the DeSoto Street right-of-way was <br />discussed, and Frattalone indicated that he left enough room on the <br />eastern edge of his plat so that DeSoto Street could be put in <br />further west and avoid the tree if it is ever developed. <br />Pedersen asked how close to the property line Slumberland <br />planned to extend their parking lot. Frattalone did not know. <br />Fahey felt that the City has the right to require Slumberland to <br />leave the berm. <br />The City Administrator agreed that the City should have an <br />agreement with Slumberland and Fratta(one for the coordinated <br />maintenance of the berm and buffering as a protection into the <br />future. <br />Fahey asked if the easements around the perimeter of the plat <br />would be added. Frattalone replied that they would. <br />There was no one from the general public present wishing to <br />comment on this matter. <br />Upon motion by LaValle, seconded by Morelan, the public hearing <br />was closed. <br />Morelan pointed out that the lay-out of the townhomes on the <br />property is different from what was presented to the Council <br />originally. Morelan asked if there was some way to get away from <br />a row of houses along Allan Avenue. <br />Frattalone pointed out that the townhomes are staggered by seven <br />feet, and also noted that the plat shows the house pads. The actual <br />buildings themselves will be contoured and have gara~es in front <br />with the houses stepped back. The structures will not have the <br />triangular shape that the house pad shows on the plat. <br />Morelan felt the original plan was more appealing. <br />Frattalone reported that from a cost standpoint, this plan works. <br />Pedersen a~reed with Frattalone's comments and indicated that the <br />appearance of the townhomes on the plat is a little distorted given <br />that t6e development south of Allan Avenue is not shown. <br />Pedersen felt that if both sides of the street had been shown, the <br />plat would not have such a linear look. <br />
